Our Services
We provide twelve specialist services, all delivered by chartered professionals who inspect the building themselves rather than passing the work down the chain. Whether you need a straightforward house survey Liverpool buyers can act on, or a full portfolio condition programme, the reporting is the same: evidence first, recommendations second, no padding.
Homebuyer Reports and full Building Surveys for buyers, owners and investors. If you are unsure whether you need a Level 2 or a Level 3, we will tell you honestly, and sometimes the answer is the cheaper one.
Condition and risk assessment for offices, retail and industrial property, including pre-acquisition advice and dilapidations.
Accurate floor plans, elevations, 2D drawings and 3D models, produced from laser measurement.
Investigation and diagnosis of damp, movement, cracking and failed building fabric, with practical repair recommendations.
Roof, façade and hard-to-reach inspection without scaffold, access towers or unnecessary cost.
Impartial expert reporting for tenants, landlords, solicitors and social housing providers.
Surveys, Explained
Every inspection covers
A lot of people book a survey because the mortgage lender mentioned it, then find the report tells them very little. That is usually a valuation, not a survey.
A proper building survey Liverpool properties genuinely need is a physical inspection of the structure, roof, drainage, services, external fabric and internal condition, followed by a written report that explains what is wrong, how serious it is, and what it is likely to cost to put right. For a Victorian terrace in Toxteth, a 1930s semi in Allerton and a new-build apartment in the Baltic Triangle, those findings look completely different, which is why local knowledge matters more than most people expect.
Our reports are written to be read by the person paying for them, not just by other surveyors. If something needs urgent attention, it is flagged clearly at the front. If something is normal for a building of that age, we say so, rather than leaving you worrying about it.
Choosing the Right Report
RICS Level 2
Suited to conventional properties in reasonable condition, built after around 1900. Covers condition, risks and defects using a clear traffic-light rating.
RICS Level 3
For older, larger, altered or visibly problematic properties. A far more detailed inspection with repair advice and maintenance guidance.
Targeted Diagnosis
Where you already know something is wrong and need a diagnosis rather than a full inspection.
If you are not sure, call us and describe the property. Two minutes on the phone usually settles it.
Why clients trust us
Every property decision carries risk. We reduce it with independent inspection, technical assessment and recommendations you can act on with confidence.
